As a Mobile Notary Signing Agent (NSA), we understand there are many factors that affect the time it takes to complete a signing session; these include: the type of loan, the number of signers, the number of signatures and notarization required by the lender. A typical loan signing session can go from 30 minutes to 2.5 hours if not planned accordingly. Thus, it’s important that both the Signers and the Notary to do their part to prepare for an efficient and pleasant signing session.
From the Notary Signing Agent side, it’s essential that he/she reviews and prepares the documents prior to meeting with the signers. Ideally, an NSA would tag all the pages where signatures and notarization are required. This ensures that no signature will be missed in a thick stack of documents. Imagine going through 150-250 pages of documents quickly, it’s easy to miss something.
From the borrower/signer’s perspective, it’s important to prepare for the signing session by gathering all required information prior to the appointment. In addition to having a valid Identification, many signers need to fill out wiring instructions for the loan closing cost. The signing session can go much smoother if the signers have their account information available, including:
- Bank name, address, and phone number
- Account number
- Account holder name
- Account balance (do you have enough fund to cover the closing cost?)
It’s also very helpful to communicate with your loan officer or escrow officer to understand the funding required from you to close the loan transaction, or how much net proceeds you will be receiving. Contact your loan officer or the escrow officer prior to the signing to avoid the surprise when the Notary Signing Agent presents to you the Closing Disclosure.
